Air sealing and insulation are often discussed together, but they perform different jobs. Air sealing addresses uncontrolled airflow through gaps and penetrations. Insulation slows heat movement through an assembly.
Why the distinction matters
A deep insulation layer does not automatically stop air movement. Sealing every visible opening without considering ventilation, moisture, combustion safety, or fire-rated assemblies can also create problems. The scope should be based on the building conditions.
What a reviewer looks for
- Repeated comfort patterns by floor, side, or unit stack.
- Accessible attic, roof, wall, rim, chase, and duct conditions.
- Existing insulation coverage and visible gaps.
- Moisture, ventilation, wiring, flue, and access concerns.
- Recent repairs or renovations that may change the diagnosis.
When testing may be used
Diagnostic testing is selected for the property, approved scope, and applicable program. When comparable readings are required and collected, they can be included in the project record.
