Our Service Area: Northern Illinois and Greater Chicagoland

Rebate and weatherization program eligibility follows the utility that serves the property, not the town on the mailing address. Two buildings a few blocks apart can sit in different gas territories and end up on different program paths. That is why we ask for the address and the gas and electric providers before we say anything about what may be available.

We are authorized for the ComEd, Nicor Gas, Peoples Gas and North Shore Gas programs. Most Chicagoland buildings sit inside at least one of those territories, and many sit inside two, one for gas and one for electric. Naming those programs tells you which ones we work with. It is not an endorsement, and it does not decide whether a specific property qualifies.

• Nicor Gas: natural gas service across the northern and northwest suburbs, including McHenry, Lake, Kane and northern Cook counties.
• ComEd: electric service across Chicagoland and most of northern Illinois.
• Peoples Gas: natural gas service inside the City of Chicago.
• North Shore Gas: natural gas service in the northern suburbs along the Lake Michigan shoreline.

Building Energy Experts provides multifamily energy assessments, air sealing, insulation and weatherization for properties with 3 or more units across the northern Illinois counties below. Coverage is continuous across those counties rather than a list of one-off towns, so a building in a town we do not name still gets checked the same way.

• McHenry County, Illinois: our home county, and where the Crystal Lake office sits. Multifamily insulation, air sealing and weatherization in Crystal Lake, McHenry, Algonquin, Cary, Huntley and Woodstock, close enough that the assessment and the follow-up visits are a short drive.
• Cook County, Illinois: multifamily air sealing, insulation and weatherization in the City of Chicago and the surrounding suburbs, from Evanston and Oak Park out through Des Plaines, Arlington Heights and Schaumburg.
• Lake County, Illinois: multifamily energy assessments and envelope work in Waukegan, Libertyville, Highland Park and Northbrook, including buildings inside North Shore Gas territory.
• DuPage County, Illinois: multifamily insulation and air sealing in Naperville, Wheaton, Elmhurst, Downers Grove and Carol Stream.
• Kane County, Illinois: multifamily weatherization and energy assessments in Elgin, Aurora and the surrounding Fox Valley communities. Our second office is in West Dundee.
• Kendall County, Illinois: multifamily insulation, air sealing and weatherization in the communities along the southwest edge of the metro.
• Will County, Illinois: multifamily energy assessments and envelope work in Joliet and the surrounding communities.
• Winnebago County, Illinois: multifamily insulation, air sealing and weatherization in the Rockford area.
• Boone County, Illinois: multifamily weatherization and energy assessments in the communities east of Rockford, at the far northern edge of the state.

Being inside the service area means an analyst can reach the property for the assessment, and it means the project team can return when work is scheduled. Multifamily access may need to be arranged for both the assessment and installation. Visits are booked with your property contact, and tenant notices go out ahead of any required unit entry.

The documentation standard does not change by city. The project file records the approved scope, completed work, and applicable closeout information. Diagnostic testing is included only when appropriate for the property and required by the approved scope or program.

• South and southwest: Joliet, Oak Lawn, Tinley Park, Orland Park, and Rockford to the northwest.

Each utility runs its own program, with its own forms, its own pre-approval step and its own documentation at closeout. Cross a territory line and the paperwork changes even though the building did not. That is the part that stalls projects. Most of these programs require pre-approval before work begins, so a building that has already had the work done can lose that program path. Which rules apply depends on the program and the address.

We handle that documentation from pre-approval through final submission for the programs we are authorized in. You supply the building information we ask for, sign what needs an owner or authorized agent signature, and arrange access. We do the filing.

Some honest limits, because knowing where we are not useful saves you a site visit.

The multifamily programs on this page start at 3 units, so a single-family house or a two-flat sits outside them no matter which county it is in. A property served by a utility we are not authorized for, such as Ameren Illinois, is also outside the programs described here, and we would rather tell you that on the phone than after an assessment.

Coverage is not the same as readiness. A building with an active roof leak or standing water in a crawl space is not ready for insulation, because insulating over a moisture problem buries it and makes it more expensive to find later. In that case the assessment tells you what has to be repaired first, and the envelope work follows the repair.
